Do you replace my letting agent?
No. We handle maintenance and compliance. Many landlords manage their own tenancies, and your genie works just as well alongside a letting agent.
Who keeps the certificates?
You do. Every Gas Safety Record, EICR and alarm check is stored in your vault with its expiry date, ready to share with tenants, agents or your council.
Do you cover HMOs?
Yes. Add the HMO fire safety pack for fire alarms, emergency lighting and fire doors. For larger HMOs we visit first and confirm a price before you commit.
What happens when a tenant reports a problem?
On the Complete plan, your genie triages it, sends a vetted local trade and gives you a fixed quote before any work starts.
Is this insurance or boiler cover?
No. We plan, book and check routine servicing and inspections. We don't sell repair-on-breakdown cover.
How does the founding deposit work?
Signing up is free. After you sign up you can choose to pay a £20 deposit to lock in founding-member pricing and one of the first booking slots. It's fully refundable: ask at any time before your first visit and you get it all back.
